Our Proprietary Comfort Station manufacturing business is located  in Shelby Township, Michigan 48317. Current sales are $2,000,000 annually.  We are interested in entering into a partnership or a mutually profitable economic relationship with an experienced businessman with marketing and manufacturing experience.   We have 22,800 square feet that can be used for industrial and offices, with 2 acres of asphalt, and storage and parking for 25 cars. We have ample manufacturing space and electrical power to expand our business.  Porta John® is a nationally recognized brand name and has  been manufacturing sanitation products in our current location since 1971.  We sold our rental  business in 2015, retired  and now manufacture proprietary Comfort Stations.

We have both issued and product patents pending as well as several trademarks. Since 2019 we have been manufacturing Comfort Stations for airports, private homes and construction sites worldwide. See the product buttons below.





Franchise History:
In the past we were a Franchisor in the portable toilet rental industry with over 247 franchisees with 15,000 portable toilets on rental. Our PortaJohn® Franchise System was the exclusive Sanitation Contractor for the 1996 Olympic Games in Atlanta, Georgia and the 1999 Woodstock Festival in Rome, New York and at least 100,000 other special events.  


Customer Preferences:
We decided to manufacture  proprietary portable restrooms that people wanted to use instead of portable toilets that people did not want to use.  Our Comfort Station business is expanding beyond what we anticipated since we went back to work. Our part time Comfort Station business currently has sales in excess of $1,142,000 in the first year and is on a path to become a major factor in the portable restroom industry.

Current Capabilities and Future Expectations:
We currently are manufacturing Comfort Stations at an average price of $6,370.00 for an annual Comfort Station sales volume of $1,031,940.00. For the last 34 Comfort Stations our average sales price was $10,480.00. The next step is to expand our manufacturing capabilities to 1,000 Comfort Stations annually for an  anticipated annual volume of $7,200,000.00 plus.  We have several additional proprietary products that we would like to market.

Expanding Production to Building Two For Model 4444E
Our current assembly operations are located in buildings Four and Five See Business Property below. Our initial assembly lines for Comfort Station Models 520 - 4848EHD and ADA compliant Model 7777.  Our initial assembly operation revenue generating limitations are approximately $1,400,000  - $1,600,000 annually.
 
Building Two will be used primarily to manufacture Model 4444E which is a specialized Comfort Station for High Rise and Data Centers worldwide.

 
 
We will still use building Three for material and supplies  storage and inventory. Building Three will facilitate and enhance the operational efficiency  of the assembly  operations of buildings One, Three and Four.

Building One is set aside for either an expansion of the manufacturing operation or a future business headquarters of a National Portable Sanitation or Dumpster Franchising Operation.

Customer Base:
Our customer base is both diversifying and growing dramatically, and we need a managing partner who can manage a fast growing Comfort Station manufacturing business.  We, however, are quite capable and would like to participate in the management of a growing Comfort Station marketing and manufacturing entity. At this time marketing and manufacturing of 1,000 Comfort Stations annually would be difficult without a partner.
